1. About Spotlite

Spotlite Group LLC ("Spotlite," "we," "us," or "our") operates Spotlite Property Management, a residential property management service based in Chicago, Illinois. These Terms of Service govern your use of our website, tenant portal, and SMS communications program.

2. SMS Messaging Program

Spotlite operates an SMS tenant communications program. Participation is entirely voluntary and requires your explicit written consent. By opting in, you agree to receive text messages from Spotlite Group LLC regarding your tenancy, including:

Message frequency: Typically 2–6 messages per month. Frequency may vary.

Message and data rates may apply. Standard carrier rates apply to all messages sent and received.

To opt out: Reply STOP to any message at any time. You will receive a confirmation and no further messages will be sent unless you re-enroll.

3. Tenant Portal

The Spotlite tenant portal is provided for your convenience to view lease information, submit maintenance requests, and manage your account. You are responsible for maintaining the confidentiality of your login credentials.

4. Limitation of Liability

Spotlite Group LLC is not liable for any indirect, incidental, or consequential damages arising from your use of our services or SMS communications. Our total liability shall not exceed the amount paid by you for services in the preceding month.

5. Changes to These Terms

We may update these Terms of Service from time to time. We will notify you of material changes via SMS or email. Continued use of our services after changes constitutes acceptance of the updated terms.
